A pre-purchase survey on a timber hull is worth exactly as much access as it is given. Hauled, washed, opened in agreed locations, with fastening samples drawn — that is a survey. Conducted afloat over painted surfaces and closed panels, it is a description of appearance, and appearance is not what you are buying.
Agree the access before the price
The sequence that protects a buyer is: agree in writing what inspection will be permitted, then negotiate subject to what it finds. Reversing that order — agreeing a price and then asking to open the hull — puts the buyer in the weakest position, because every finding then reads as an attempt to renegotiate rather than as due diligence.
Access to specify: haul-out and wash; removal of ceiling panels in named areas; bilge cleaning sufficient for inspection; access to engine bearers, tank tops and the ends of the vessel; and permission to withdraw fastening samples from representative zones.

Methods that actually reveal condition
Percussion sounding across the planking to find voids and softness. Probing to establish depth where sounding is suspicious. Withdrawal of representative fastenings — the single most informative test available on an older hull, discussed in fastenings and joint failure. Moisture assessment interpreted with an understanding of what species and recent history would predict. Visual inspection at joints and end grain, where failures concentrate and where paint hides most effectively.
Beware the immaculate hull
Fresh paint and new sheathing immediately before sale are not evidence of care; they are an obstacle to inspection. Ask when the coating was applied and what was done underneath, and read the answer carefully.

Reading the result as a buyer
Almost every older timber vessel has findings. The question is never “is it perfect” but “what will the first three years cost, and does the price reflect that?” A hull with substantial but bounded work — planking, fastenings in a defined zone, systems renewal — is a normal purchase. A hull with backbone problems, systemic fastening failure across multiple zones and evidence of long-term fresh-water damage is a different proposition, and sometimes the right conclusion is that the vessel is worth less than the work.

Independence
Where an independent marine surveyor is required — by a lender, an insurer, or simply by prudence — that appointment should stay genuinely independent of anyone who will be paid to do the resulting work. A yard desk can prepare the vessel, host the inspection and produce its own condition record; those are useful and different things, and they are not a substitute for independence where independence is the point.
Turning findings into a negotiating position
A survey report is most useful when it is translated into money before any conversation with the seller. Each finding should be costed at least approximately, sorted by urgency, and totalled — separating work that must be done before the vessel can safely operate from work that can be spread over several years. That total is the number that matters, not the length of the defect list.
Sellers respond very differently to “the survey found a lot of problems” and to a costed schedule showing what the first season requires. The second is difficult to dismiss and easy to verify. It also protects the buyer from the opposite error — walking away from a fundamentally sound vessel because an unsorted list of thirty observations looked alarming.
After the purchase
The survey does not stop being useful at completion. It becomes the baseline for the first refit scope, the reference against which the next inspection is compared, and the beginning of the vessel’s documented history under new ownership.
